There is an opinion that it is not expensive to buy land from a collective farm. But at present, there are practically no so-called collective farms. Dying collective farms become ZAO, OAO, etc. Many former collective farmers received land and property shares. They brought property into the authorized capital of a newly formed company and in return received shares, or left the collective farm, for which they received a share. It is with shareholders that they are now mainly buying collective farm lands.

The purchase order is made in accordance with the usual sales contract. As a rule, there are some difficulties in making such a transaction, since when receiving a share, most of their owners did not properly formalize their right to the respective section.

Carefully check all available documents for the land plot, and also contact the village administration or the local district agricultural administration to find out all the necessary information about this object. And most likely, the land plot of the collective farm that attracted you does not belong to one, but to several owners. In this situation, you will need to find all the owners and inform them of your desire to redeem the units. It is logical that you will need to obtain consent for the sale from all owners.

Next, start preparing documents. The seller must have a certificate of ownership of the land, as well as a document on the basis of which this right was obtained. These include contracts of sale or gift, resolution of the head of the district, the right to inherit.

Then invite the surveyor, who will determine the boundaries of the site, draw up a plan, form a boundary survey. Provide the following documents to the surveyor: - a copy of the certificate of land notarized;

- a copy of the decision, a copy of the contract of sale or gift, notarized;

- A copy of the master plan, which he himself will issue to you, certified by the seal and signature of the chairman of the garden partnership;

- if there is a registered building on the site, provide the BTI technical passport;

- an act of coordination of borders with adjacent land users, certified by the seal and signature of the chairman of the garden partnership or the administration of the rural district. You can get this form at any company engaged in the provision of land management services.

After this, transfer the boundary case to the district land committee, where the documents will first be checked for authenticity, absence of errors and inaccuracies. Then transfer them to the Cadastral Chamber to enter information about the property in the Unified State Land Cadastre. A cadastral number will be assigned to the land plot there. Now you can make the purchase of land shares under the contract of sale.
