If you could not complete the construction on time, the amount of rent for the plot will increase several times. The rental terms can be any and the administration concludes them at their own discretion, most often no more than 5 years.

After the construction of the store is completed, the land will be transferred to you for ownership at 2.5% of the cadastral value.

If you do not plan to participate in the auction, then you can get a land plot for the construction of the store in the order of the general queue, which can stretch for several years.

For queuing, you will need to submit an application to the administration, present your passport and certificate of individual entrepreneur or legal entity. The land will be leased to you. After three years, you will be able to get it in the property on preferential terms for cadastral value.
