How to rent land for a store

Land is managed by the local municipality. To rent a land plot for the construction of a store, you must contact the administration with a statement about participating in the auction or queuing up.

You can get the land quickly enough, out of turn, if you take part in the auction. At the auction, land is leased to citizens under construction, including business facilities. Building a store falls into this category.

To bid, submit an application to the district administration, present a passport, certificate of individual entrepreneur or legal entity. It will also be required to pay 12-15% of the collateral of the initial price of the land plot announced at the auction.

Representatives of the land committee of the administration will notify you about the start of bidding in advance in writing. The bidder is the one who offers a large price for the right to rent a land plot. If you could not win the auction, you can take part in the next auction or get back the pre-paid amount.

In case of a successful auction, you will conclude a lease for a certain period, during which you are required to fully build the store and put it into operation. If you could not complete the construction on time, the amount of rent for the plot will increase several times. The rental terms can be any and the administration concludes them at their own discretion, most often no more than 5 years.

The lease is subject to state registration with the Federal Office of the State Registration Center. You need to contact the specified center with an application, passport, contract and photocopy.

After the construction of the store is completed, the land will be transferred to you for ownership at 2.5% of the cadastral value.

If you do not plan to participate in the auction, then you can get a land plot for the construction of the store in the order of the general queue, which can stretch for several years.

For queuing, you will need to submit an application to the administration, present your passport and certificate of individual entrepreneur or legal entity. The land will be leased to you. After three years, you will be able to get it in the property on preferential terms for cadastral value.
