How to rent a stall

Any relations associated with the lease are governed by Chapter 34 of the Civil Code of the Russian Federation and are drawn up using a bilateral agreement between the owner and the tenant. To rent a stall, you need to find a suitable option and conclude the specified document.

You can find a suitable option if you contact the real estate agency or read the information in local newspapers and on television. Make an appointment with the owner of the stall at which you will discuss all your questions regarding the possibility of rent, cost and other conditions.

If the verbal agreement suits you, start writing the contract. At the conclusion of the document, you will need two sheets of A-4 paper, a pen, the owner’s passport and yours, two witnesses from the owner and tenant with identification documents.

Before concluding the contract, familiarize yourself with the title documents for the stall. You can draw up a lease with the owner or a notarized agent of the owner. If the tenant is in front of you, he is obliged to obtain notarial permission from the owner in order to be able to sublet the stall.

Directly in the contract, indicate all the clauses governing relations. The contract should contain an introductory part, when, who, with whom, where and about what concluded the document. Be sure to indicate the address, name and number of title documents.

In the main part, indicate the terms, amount, payment methods for renting a stall, permission to use. For example, if you were rented out to a small retail stall, you are required to sell only small retail. When reprofiling a type of activity, you will have to obtain permission from the owner or immediately indicate the condition that the stall will be used for trade, you can omit the profile. In this case, you will be able to decide for yourself whether you will trade in retail or arrange a point in the room selling wine or beer for bottling.

Additional conditions you can specify or do without them. If disagreements arise, the court will proceed from the instructions of chapter 34 of the Civil Code of the Russian Federation.

At the bottom of the document, sign, date, ask to sign and indicate the passport data of witnesses present.

An agreement concluded for a period of more than 12 months is subject to state registration at the regional registration chamber.
